Real Estate Development by State Trust in the vicinity of Mérida, Yucatán, for the development of housing, commerce and services

TEMOCSA has acted as Project Manager in the Planning and Development phase of the Executive Project for the State Trust in charge of promoting development.


Activities include coordination of designers and interested parties, monitoring of procedures with public agencies, creation of project files, detection of project needs, integration of budget and work program, as well as coordination and review of executive deliverables.


The Trust's land is located in a key location for industrial and residential development in Yucatan.

  • It is located a short distance from the new Grupo Modelo plant, Central Business Park, the Industrial Center of Yucatan and next to the future project of the Progreso – Campeche Bypass to form an industrial corridor with the expansion of the port to be operated by Fincantieri.

  • In Ciudad Ucú there are areas where archaeological sites and wetland pools have been detected and reserved. In this sense, in coordination with INAH and SDS, environmental conservation and respect for the protection of cultural heritage are the basis of the identity of the site and of the urbanization schemes and the provision of infrastructure and services.

  • Neighborhoods serve as autonomous areas of daily life where families can carry out everyday activities without significant displacement.

  • The Master Plan was designed to provide mixed-use commercial areas that attract residents to the main streets where they can find supplies, urban facilities and transportation.


Stage 1 has an estimated population of 77 thousand inhabitants and the construction of 22 thousand homes, distributed in 5 main neighborhoods and their corresponding macrolots that cover more than 500 Ha of buildable areas. More than 20 km of roads, a 200 l/s treatment plant and a 20 MVAS substation are included.
